Boston Wharf Company.   Founded in 1836, the company obtained rights to the mud flats in South Boston and built a number of wharfs into the harbor. The wharfs and warehouses where very successfully. In the late 1870's business took a downturn due to new tariffs. In 1880, the mud flats where filled and although the wharfs and sheds where rebuilt, the company now found itself in possession of a significant amount of undeveloped land.

So the late 1880s, the company switched it focus wharfage to real estate development. Their first development was at 321-327 Congress Street. They encouraged railroads to area and by the 1920s, the South Boston waterfront was the largest industrial section of the city.
